The ACC (Architectural Control Committee) was established for the purpose of reviewing, and approving or rejecting plans for any building or other structure proposed to be built upon any lot and for the purpose of monitoring compliance with, and enforcing, the provisions of Article VI, Sections 2 through 11 of the CC&R’s.

Section 2: All structures (including fences) that are planned to be built must be approved by the ACC prior to implementation. The Lot Owner must submit plans in sufficient detail to the ACC. The ACC will have 30 days to (1) approve, (2) approve with conditions or (3) deny the submission. The ACC has a checklist that identifies the issues that must be addressed during the approval process.

Section 6: The parking areas for each lot shall be fenced or landscaped to hide the owner’s vehicles and those of his family, guests and invitees from view from adjacent lots and roads. In addition, motor homes, trailers, trucks or other equipment must be parked in a covered building or landscaped so as to be hidden from view.

Section 11: Only the following animals may be kept on any one lot: (1) 8 or less horses (2) 10 or less sheep (3) 40 or less chickens (4) 3 or less dogs (5) 5 or less cats (6) 40 or less rabbits; and (7) 6 or less cattle; provided, however, that there shall be no more than 10 horses, sheep and cattle on any lot. All permitted animals other than cats must be stabled, corralled, penned or kept in enclosures approved by the architectural committee. In addition, there shall be no overgrazing of lots or open space areas. Overgrazing shall be determined by the Board of Directors.
